Don't hope, speak with an accountant before you get the cost segregation.
You don't want to spend thousands on a cost segregation that may potentially not help you.

I am a new STR cabin owner and have tried allowing pets in an effort to increase bookings. We have had a number of guest stay in the past couple months with no issues at all. Unfortunately, however, we just had a guest with dogs check out after a 4-day stay and the cleaners found fresh dog feces smeared on the hardwood floors, in the rug, and on the linens!! I was shocked. The cleaners took pictures and charged an extra cleaning fee. I have submitted a request for reimbursement for extra cleaning fees plus replacement of some linens that were ruined through Airbnb. My request was immediately declined by the guest and followed by a request (TO ME!!) for money from the guest for the exact same amount and siting some small issues they had during the stay. Now Airbnb is in the middle of it. Fortunately, I waited to send the request until the guest had already given us a 5 star glowing review, so at least our ratings were not affected. All this to say that things can go poorly if you allow pets. I do agree with above that there are both responsible and irresponsible pet-owners, just like there are both types of non-pet-owners. I'm hoping that Airbnb sees my side of the story and my experience allowing pets at our cabin improves!
