I would say make sure you attend your local real estate meetup.  Go to meetup.com and look for events near you.  You may find people there that will help you learn the process and maybe even mentor you.  Tell people what you are interested in and that you are eager to learn.  I would suggest though that you look for ways to add value to folks because they can be busy people and their time is valuable!  Also, I wouldn't walk up to someone you just met and say "Will you be my mentor?".  That is not the right way to start that relationship.  Relationship..that there is the key!  Real estate is all about relationships!  Strike up a conversation with someone who is doing what you want to do and ask them questions.  Ask them how they got started.  Be interested in what they are saying.  You may just find that the two of you can become friends and learn a lot from each other.  That is the best way to get started, in my opinion.

Thank you BP!!!! My membership with BP has saved me many times over! I found something I thought Jerry might be interested in with good cash flow, even at asking price, but after reading all of this I know NOT to waste my money. I am sadly disappointed in Jerry. I agree that some of his tools do add value and after watching countless videos of him promoting his $10K program, I REALLY thought that he was an honest person, that genuinely just wanted to help people get out there and get in the game! Wow was I sadly mistaken. By the way, what is that statue he has placed always within view while he is presenting? Is that Jesus? Really? He should be ashamed of himself! I feel so sorry for those people that are trying to get started and are mislead without finding this thread.

Is anyone willing to share a purchase and sale agreement for Nebraska that they use? I realize it's wise to have one looked over by a real estate attorney before use.  I searched BP knowing someone else must have asked this question in the past and found some old posts, including one that said I could get one from the BP File place (under resources - File Place - Forms), although I am having trouble finding that on the site.  I suspect that things have been reorganized since the post was written.  Any help would be appreciated!   Thank you for reading and happy investing everyone!!
