Thanks Scott- I have contacted Clayton about the management. Interesting that you say you have an issue with vacancies- so far I haven't had any , but I have certainly had poor tenants this far. I have SFH- have you asked around with others you know investing in IN to see what their vacancy rates are like? Is this just an issue with Clayton's company ?? What have your rentals vacancy rates been like % wise for the year, and where do you have them? Hope you don't mind me asking- trying to get a feel for the way the market is currently. I am not in the US; I invest from NZ- so this is important to me not being within the country. Any opinions welcome thanks!! :type:

HI All- having just found this blog on insurance companies and which ones to use,is there any feedback on Tim Norris or Jim Howard? I am having issues with Farmers Insur- I have had a recent hike in my premiums and no claims made at this point. I have rentals in Indiana. Looking for a broker in Indianapolis who can find a better deal than this. Anyone able to help me ? Ta!!

Great thanks Scott-It is a good start to have a few managers to call up or email. Do you have his details - I guess googling him will bring him up. But if you can share that would be great ta.the company that is managing the properties at present has I believe a conflict of interest with their management team and their construction side of the company. If the rentals get badly looked after by the tenants then there is extra work for their firm with the rehabbing to get the properties rent ready ; I have had continued 100% problems with all my tenants with this, and the profits have vanished. I don't know if other investors have had this problem with companies doing their own rehabbing and managing- Think it is probably not uncommon, ?? but it still is a conflict, and thereby inevitably leads to questions and loss of confidence when the situation above happens with tenants
