Hello again BP community,

My wife and I will be moving to Charlotte area at the end of July. We both are nurses and will be working in the Atrium Health system. We are thrilled to move to the area and begin our real estate investing journey. I have read many/most of the Bigger-Pockets books and now digesting what I can in the forums. I'd love to network with any real estate agents or other investors in Charlotte with multi-family/investor experience.

This community seems great. A lot of knowledgeable individuals willing to share their passion for real estate. I look forward to being a part of it.

Have a great Fourth of July weekend everyone! :)

Hey Mitchell,

Nice to meet you! It is great to see someone else with a similar passion on here. My wife and I are both travel nurses moving to Charlotte by the end of next month. Our goal is to start our real estate journey this year too. We look forward to connecting with other real estate investors & professionals in the area. I sent you a connection too Mitchell. Take care,

Quote from @Pat Rineman:

Hi Anthony nice to meet you. I am a Realtor in Charlotte and have been licensed for a little over two years, I worked in Marketing for 10 years before getting my real estate license. I'll be honest, I am not an expert on multi-family or mid-term rentals, but what I am an expert on is Charlotte and all of its different neighborhoods and surrounding areas. I've been in Charlotte since 2005 (moved here from Pennsylvania) and have seen LOTS of change since moving here, the growth has been crazy. Charlotte is such an amazing city. Happy to connect and share whatever local knowledge I can to help you out.

Pat thank you for reaching out. I am originally from Pennsylvania too. I have heard from many people that Charlotte is experiencing a lot of growth, so that is reassuring to hear. I'm sure your knowledge is valuable for the Charlotte communities and neighborhoods. I'd love to connect!

Quote from @Steven Foster Wilson:

Hey Anthony, welcome to BiggerPockets! House hacking is one of the most popular strategies you can take and it can be a great way to build wealth and generate passive income, but it's important to have a long-term plan in place. I'd say keep in mind a few things for starters:

1. Work on your numbers - be sure to calculate potential cash flow and ROI. Make sure to factor in all expenses such as property taxes, insurance, repairs, maintenance, repairs and potential rents.
2. Type of property - Choosing a triplex and fourplex is ideal but a duplex will also work out.
3. Loan option - FHA will be a great starting point for you if you haven't done it previously, try to look it up.
4. Make sure to properly screen your tenants at all times. Don't rush into things to secure your investments.

Lastly, be a good landlord and build a certain relationship with your tenants by ensuring that you address all issues and concerns in a timely manner. A good landlord will always keep a happy and loyal tenant all the time. Hope this helps and best wishes to your real estate journey!

 Hello Steven,

I really appreciate the lengthy reply with action steps. I am learning as much as I can about calculating properties and practicing running numbers myself for potential properties. I'm definitely open to triplexes or quadplexes, but I can see a duplex to be a good starting point for learning. FHA loans seem to be a great option for low money down, but I have heard some sellers may not want an FHA buyer. Any thoughts on that? Lastly, tenant screening and being a good landlord seem to be a key highlight for success. Thank you for all the great tips!

Hello everyone,

My name is Anthony. I’m 31, work full time as a Travel Contract Registered Nurse and run a social media platform to coach healthcare professionals on personal finance.

I’m an aspiring real estate investor and I wanted to introduce myself to the BP community. I know so much information is shared here and I wanted to be an apart of it.

My goal is to connect with others in real estate to learn, collaborate, and grow.

Right now, my interest is towards house-hacking multi-families and potentially diving into the mid term rental strategy.

My wife and I will be moving to Charlotte area within next couple of months. I’d love to network on here and make some connections in the area before we move.

I’d love to connect over some coffee/lunch with anyone experienced in those real estate niches.

I appreciate any feedback and feel free to send me a message!
