I have a brother who has properties. He has asked this contractor to do small jobs and in his opinion he charges high rates.  I have also had another contractor give another bid on my project. His bid is about 20k less than the original contractor.  The original contractor is more experienced.  I would like to use him.  I just need to know how to negotiate the contract. I like the idea of breaking down contract based on trades.  Thank you all for your input.

We are planning to purchase a building that needs to be renovated.  We have found a great contractor but his prices seem elevated.  Is it customary to be presented with a contract that does not have a separate line for labor vs materials?  I want to know where the money is going and where I can impact savings.

We have had a tenant for 8 months.  He pays his rent by the grace period which we will consider "on time".  We have asked him to meet in person to talk about lease renewal.  He will not meet with us.  If we text him lately, he does not respond. If we email, he rarely responds.  Most recently we noticed there was a pet tied in back of property. The current lease does not allow pets.  We have agreed to pet fee.  He was emailed a pet addendum. He did not respond to requests to sign pet addendum. He only paid the fee.  Does payment of fee imply consent? Would you offer him a lease renewal?

My husband and I have decided to pursue real estate investment as another income source.  I witnessed my grandparents create financial security through real estate.  We are excited about the potential.  We want to make smart decisions.  We are hoping BiggerPockets can be apart of our success strategy.
