Take my words with a grain of salt (very new to re investing), but I think flipping might be something you should at least consider if you're really intent on this prop. Buy and hold seems very dicey. Otherwise, I would just walk away. As David Krulac said... easier fruit to pick. Good deal or not. All it takes is one good flood and even the math still made sense after a big flood... there's still the actual clean up, repairs, getting it in rent shape again and the general hassle that something like that would entail.

Thanks, Larry. I'll do both. As far as what type of investing I'm looking to get into, at this point I'm leaning heavily toward a buy and hold of multifamily props. There are tons of duplex shotguns in New Orleans. I'm still learning everything I can about all strategies but that seems most appropriate for me right now. I'm mainly interested in really good cash flow that I could then put toward down payments on additional props.

Hello BP members! Nice to "e-meet" you guys. My name's Anthony and I'm pretty new to real estate investing. I hail from Houston, Texas, born and raised. I spent a year in NYC and have lived in New Orleans for the past 4. 

I'm now 30 yrs old and after spending the majority of my 20's heavily involved in the arts, I needed to shift gears toward something much more concrete, stable, and profitable. Done correctly, I know RE investing can provide that. Aside from getting involved with RE, I am a certified personal trainer.

My ultimate goal for RE investing is similar to most of yours, I suspect, and that is to achieve financial independence. Life is meant to be lived fully and it's amazing how, again, done correctly, RE investing can provide the kind of lifestyle that allows for that.

I look forward to getting to know many of you and learning as much as possible.
