The most daunting aspects so far have been how exactly to go about finding these elusive deals, and understanding the financial side in a way to make an informed decision. I have a fairly limited knowledge of loans and how to secure them so any information would be invaluable.
I'm sure you're very busy, but if you're in the DFW area I would really appreciate the opportunity to get coffee or a quick lunch sometime so I could pick your brain. If you're up for it, shoot me an email so we can set something up!

I am most interested in single-family and small multi-family units to fix and flip, or fix and rent. Currently my idea is to find a small multi unit (duplex tri or quad) to buy with an FHA, live in one and rent out the others until I can pay down the mortgage enough to create a cash flow large enough to live on and be able to go into real estate full time and then grow from there.
Any thoughts, insight, tips, tricks, or leads would be greatly appreciated!

Hi, my name is Anthony and I currently live in Dallas Texas. I am brand new to real estate investing and I am looking to learn anything and everything I can about how break into the business with very limited capital.
I was a band director for a year and decided quickly it was not for me and I am now looking for a means to make a living and build a more passive stream of income for my retirement years.
I am confident in my ability to learn, I have a fantastic work ethic, and have a deep desire to get started in this industry. Any local investors willing to spend time helping me learn the ropes would be repaid in gratitude, loyalty, and any services I can provide that would be of immediate use (private music lessons can be expensive!)
