I am looking for a financial planner to begin working with. I am based in NJ and I’m certainly not looking for anything super cost aggressive as I am new and simply looking for some degree of paid mentor ship that I can leverage Real Estate Competent advice from. I LOVE real estate. I've studied for awhile, I've just passed my school exam and scheduled my state license exam to become a realtor. My gf and I have a combined income from our jobs of 250k and we are putting a strategy together to put 150-200k cash together in 24 months to buy a slew of multi-family properties. Strategies change, everyone has a goal and as life happens goals evolve. I'm not tied to anything you just read EXCEPT I AM going to begin investing without a doubt because I need to have my money work for me. I need professional guidance to prepare my credit report now, knowing where I can start putting cash so it benefits me down the line (1031X), how to begin building my LLC in a way now that it has the stability to hold my assets as I transfer them into it , etc.

Please connect me with people you know, please send them my way- I am in need of building these relationships now to prepare. I have no interest in not qualifying for a certain mortgage amount because I had 2 few trade lines on my credit report or paying more in taxes on a purchase because I didn’t buy through a 401k . Really looking forward to the help!

I am a NJ native and I am preparing myself for an aggressive dive into the investor end of real estate. My most significant draw back is that I work full time and I'm unable to commit the time to deals to ensure them through, at least around the clock. I'm looking for someone experienced in the BRRR strategy in NJ. The construction end of the BRRR strategy is what terrifies me most and this is where I could benefit from the most support.

Im looking for a long term relationship. My goals are aggressive, once the system is in place I’ll rinse and repeat left and right. Please reach out to me if your experienced and don’t mind hand-holding a bit.

Post: House hacking my first rental in NJ. Any advice ?

I've been like many- studying and researching various real estate avenues and waiting to gather enough confidence to put my money to work. I have reached a point where I am ready to invest in my first property. My strategy is to invest in a fourplex with an FHA loan and HH for a year. I have identified a deal that has a positive cash flow in a 15 year loan which indicates , by the time I move out my 4th tenant would be pure cash flow. I don't intend to pocket that money, rather invest it back into the loan and possible refi in 2 years to buy another multi-family.

I’d like to share some information about my qualifications :

My personal credit score is over 800.

My income is over 150k before bonuses.

I have an LLC I do intend to transfer the property over to at some point.

I have identified a property management team that I believe in.

Please share your thoughts , NJ I find is a challenging area to find multi-family investments. My thanks for your time reading.
