Wholesale question. I have a few questions that are never really addressed in blogs, podcast or books. If I’m putting money Earnest money down for the seller is that something im planning to get back or is that calculated as a reimbursement in my assignment fee?

If a cash buyer is putting a non refundable deposit down, who is that going to? Me, the title company, the seller? If it goes to me is that part of my assignment fee or is that in addition to?

Sorry if these are basic questions but I’m just starting out and the interact details in these processes are never fully discussed.
