I'm actually in the same boat you are. I've had luck doing what Andy recommends and getting a hold of an investor friendly real estate agent to help you get comps in the area for that house so you can get an idea of what you should be offering in the event the house is worth pursuing.

I've been driving for dollars for a few weeks now and have only came across one decent property which by chance happened to be the first one I looked at. I was debating on switching up my strategy a little bit and looking up the code violation properties and driving by them to check out the neighborhood. I've never looked up code violations and therefore don't know where to start. Does anyone know where I need to go to look up these properties? I live in Michigan and am focusing on the Kent County area.

Im not looking for comps, I'm looking for ownership history, land use, zoning approvals, construction permits, building valuations, extra features. What the utility bills are in that area etc. Thanks for all the input.

You're welcome. I totally agree with getting your license, just be sure you know 100% that this is what you're going to do so that way you don't waste your hard earned time and money. On another note to the REIA meetings, everyone will always have an opinion but my personal belief is that the true key to success outside of having a firm knowledge base on all the rules and regulations is to have a solid pipe line of contacts and to take consistent action because you never know where it may lead you.
