I just saw a multi family for sale with a good cap rate. I'll pm you the details. I don't have the means to pursue it yet but I was reviewing it and it seems like a solid investment.

I'm not too sure if Brute force is a well recognized idiom, but that is how some of the investors I talk too locally described my technique. I would buy a house using cash reserves for the down payment and go with a conventional loan. I think they refer to it as such since I didn't use any trick such as BRRRR or private lending to get started.

New member here from the Delaware area. I currently have 2 units that I got through brute force and self financing. I have recently been turned on to BP which has completely opened my eyes to all the different resources and techniques.
