I would recommend being in areas on the West Side of Cleveland like West Blvd, Cudell, Old Brooklyn, Clark Fulton, Edgewater, Jefferson, and Brooklyn Centre. The reason is the rent-to-price ratio is good so you can cash flow, and most of the West side doesn’t have a Point of sale inspection which is really annoying.


 Patrick thanks for the information. I will try to stay on the West Side of Cleveland. Hopefully, I get to meet up with an agent who can show me some houses on the West Side. It might be hard for me since I'm going to Cleveland on such short notice.

Yet another beginner looking to invest in the Cleveland area. I would like to invest in small multi-family houses. Since I'm just starting out I would like to concentrate on cash-flowing properties in C areas. Any areas that have cash flow and have appreciation would be a bonus. I'm going to be in Cleveland on the 29th and 30th of this month with my pre-approval in hand hoping to get lucky. I would like to connect with an investor-friendly agent while I'm there to help minimize my missteps.  What areas should I be looking at? How worried should I be about the lead paint testing?
