What does analyzing a deal entail? Where do you start, and what are the key factors to consider?

thank you Kim Stofan,

I appreciate the feedback. I will definitely check those podcast out. I live in the south Sacramento/ Elk Grove area but I am familiar with most of Sacramento. I haven't pinpointed a particular farm, as I learn how to analyze deals I think that will help me narrow things down. In your opinion, what is an appropriate radius to focus on?

Thanks for the quick response. So assuming I went down the direct mail route, what amount of money should I invest to get a strong campaign going? Would 2 to 3 thousand be a weak, average or strong starting point? And maybe a secondary related question, how concentrated should my efforts be?

what is a reasonable amount of money for a beginning real estate investor to bring to the table? Maybe starting from a wholesaling standpoint, to work up to purchasing a duplex or a fourplex. Any feedback would be great.

hi, I'm from Sacramento ca,

I'm new to the community and new to the real estate vision. I'm highly motivated to learn more and very excited even when taking in account the "new toy" feelings of new opportunity. I plan to gain as much knowledge as I can, and hope to be able to provide value even though I'm not sure exactly in what capacity.

To wrap up, I'm a 30 year old, newly motivated individual with small capital, but a drive and ability to build more as needed to substantiate these current motivations.
