Guifre thank you for the insight regarding the commercial Vs. residential property. Technically, this is not a NNN lease, but a pro rata share of the expenses; electric, water, taxes, snow, main. Etc. I need to question who is responsible for HVAC, roof, etc. Building does not seem to be financially viable, but I will re run the numbers with your input and see where they land. Thanks again.

Also in the Waukesha/Milwaukee area and newer to investing. Looking for any help or mentoring I can get to get secure my first deal; duplex or quad with a 10-12% initial cash-on-cash return hold property.

You know what you paid for the property, you have a good estimate of the rehab cost, and now you need some good comps to know what you can sell it for. With this information you should be able to determine if the cost of another appraisal will be helpful to BRRR the property Vs. Flip.
