Well I was going to put them on AirBnB and VRBO. Possibly other websites. But I'm new to this and I'm trying to learn as much as I can.

Do to my 9 to 5 job I already use docusign. So I'm golden there. 

Initially I was thinking people were going to stay a few days. Then get a service to go in and clean and resupply.  Then get more people to stay for a few more days etc. But when I was reading up on subleases it said something about a minimum of 28 days to stay.

But if its becoming more common for people to stay longer, should I get multiple subleases? Or would using one type of sublease (home in this case) work and just change the wording so that it could work with a few nights, weeks, or even month long stays?

So from what I've been reading, is that subleasing is typically around a month correct? Or is there another form of subleasing where it could be day to day or week to week? Or is that just based off state and city regulations?

Sorry for my ignorance, I'm still trying to learn and trying to do this right.

So they are finding the property and we'll share the profits. But I just started, and I have a lease addendum asking the landlord to use their property as a STR. Also stating that I would assume responsibility for most minor damages. Like to the walls, furniture, doors etc. With exception to fridges, stoves, dishwasher etc.

But how do you get an individual to sign a sublease if you are hours away? Do I just ask for their email and send a copy to them that way? Or would I just have a copy on the property and have them sign it when they get there?

So I recently ran into something that caused a conundrum for me. So I'm currently partnering with someone who's helping me find my first property to arbitrage. They told me that they found someone, and that the landlord wanted to see my sublease. I told them that I have a lease addendum but they told me that it wouldn't work.

So my question(s) is what are the differences between a sublease agreement and a lease addendum? If there is a difference, what are they? 

Also how does a sublease work? Specifically, would I have to be there as a physical host? Or will I need to find someone to be the subtenant so that they can host for Airbnb or VRBO?
