Long story short I am looking at purchasing a property in Nebraska that is a multi unit building with the intention of making it a co-op to live in and sell off the other shares to friends, family, other investors, and locals. Just need help since I know there is a legal side to this process that I am unfamiliar with. If you have any experience or know anyone who does I'd love to connect with them.

I moved to Chicago a couple of years ago and I have mainly invested out of state but I'm looking to connect with other investors in the city and get to know people. I mainly invest in short term rentals but do have long term rentals as well.

I think that region could have something available but as you said you are looking for a needle in a haystack. Ultimately I think looking at another location that personally peaks your interest may be a better option and has other upside outside of pure cashflow. Honestly a lot of items that at one point were "differentiators" such as a hot tub, view, sauna, outdoor area, etc are now must haves. There are so many homes that have all of those features so you need to look at what you can have that nobody else has. Very depending on the size of home, type of home, and location.

The market has definitely become much more competitive and saturated over the past 3-4 years but there is always potential with enough research and due diligence. Ultimately you need to have something that is going to get your property to stand out otherwise you will just have another log cabin in the mountains that will get drowned out by the hundreds of others. You wont be able to compete in the pricing battle against someone who purchased the property 5-8 years ago when the homes were much cheaper and rates were better. \

I have heard people who like ownerrez. I think every platform has its own quirks that can be a pain but also features that people like. Unfortunately there doesn't seem to be a clear number one in the industry at the moment.

Do you know what type of an investment you are interested in putting your money towards? That will play a pretty big part in the amount of time you will have to commit and the ideal location for you. More than happy to discuss more if you are interested.

There are still places in Western NC that are affordable, I know areas in the NE a few hours outside of the major cities such as NYC and Boston have potential and aren't super overpriced. Happy to discuss more if you are interested in getting some more insight.
