@Jonathan Greene exactly, if you can prove that you are financially smart, then they would be way more willing to give you money because you have a buffer of savings yourself!

@Jonathan Greene I could not agree more.  I was once in that position and it was not until I learned what a good deal was and was able to present the numbers to others did I find someone that trusted me to start. 

And that is one thing I think people do wrong, instead of focusing on people who trust them already, they instead try to find someone who has 0 trust for you, you are making it more difficult. Work with people that know your character first! Build your reputation and confidence and move from there.

This is what I tell almost every beginner I come across, they are focused on finding the perfect location to minimize mistakes they can make, but there is no perfect location!

@Yashank Choksi One don't listen too many people's opinions on the market.  Only glance at it, understand why they are saying it and then make the decision for yourself.  But one thing that frustrates me is seeing beginners getting worried about the home value dropping over the short term.  If it drops, but you are planning on buying and holding, then why does it matter? If it cash flows or in the house hack case allows you to live for free then it does not matter (in my opinion, take this with a grain of salt as well)

@Arthur Bailey If you want to scale much faster then you need ways of getting capital faster.  For me this looks like getting partners to scale quickly.

@Mitchell Miracle The numbers are looking good, I would maybe increase the expenses percentage by breaking it down to repairs, capex, and all utilities, so you have a clearer idea of what you need to do.

@Victoria Daley The Mentors are on here! You just need to reach out and offer your money in exchange for their time.  Money is often the easiest way to get a mentor.

@Wilfred Mkilindi I would do two things: 1.) start looking for new job ASAP to replace that income because you will need a source of income in the future 2.) For the short term find a partner to cosign the loan with you so you can qualify for it and get this deal. 

The most important thing is to get started.
