@Kimberly Marshall Hey Kimberly my goal is to achieve financial freedom quickly ideally using the BRRRR model which I estimate to be around 20 units to live off the cash flow, although I don't want to stop there. How should someone my age go about financing. I have saved up enough for the down payment but being in school limits me from building consistent income to qualify for a loan. I have a credit score of 748 as well so I have been taking some action to solve the issue. Any additional thoughts would be great! Thank you!!

@Caleb Brown Average MLS listings for duplexes are around $500k. I could get in with 5% down and get a co sign for the mortgage no problem. Should I try looking off market for a duplex and if so how should I go about it? Would I be able to refinance in 6 months and use the loan toward buying another property? Not sure if that's a viable strategy. Let me know any opinions Caleb. Thanks!!

Good evening everyone, 

I am 19 years old living just outside Toronto in London, ON and I'm looking for some advice on how to proceed with finding my ideal market to invest in. My city has had an explosive year and price to rent ratios are not the most ideal at least from the small amount of properties I have analyzed. I'm wondering if my home market is suitable and I'm just not finding the right deals. I have narrowed down my plan to focus on multi family properties with a large amount of my interest set on using the BRRRR model. I have been reading plenty of books, listening to podcasts, analyzing deals using the BP calculator, and I feel as though a hurdle I need to overcome is searching all over the place and not focusing in on a particular market. So far I have only been looking on the MLS trying to get a feel and begin taking some action. If anyone would like to weigh in some thoughts on my situation I would love to hear what you all have to say. Thanks!

Hey BP Forums! 

My name is Anthony, I am 19 years old living in southwestern Ontario. I am really eager to get into real estate investing and specifically small multi family properties. I find myself gaining lots of knowledge in the space through reading books and of course listening to the BP podcast! However, I feel as though I have hit a roadblock as to what my next action steps should be. I’m not sure whether I should keep trying to grow my knowledge, trying to find deals, networking? If anyone would be willing to weigh in their thoughts I would love to hear what you have to say! In other words, what advice might you give your 19 year old self!
