If I were to purchase a REO property will the bank selling it finance the property or are they going to go after a cash only sale?

I decided to invest in Atlanta and Pensacola for different reasons. For atlanta it is mostly because that is where I am from and grew up. I want to move to Pensacola and take my boat out on charter fishing trips but want a stable income incase I don't go out as often as I would like, hine the pensacola area. No, sadly I do not own any properties yet which is one of my issues with getting into investing, I don't have much(any) collateral.

What are your best marketing ideas you have come up with? I am looking to attract tennants for rental units. What will give me the most bang for my buck?

I am looking for real estate groups in Atlanta and Pensacola. Those are the two markets I am looking into purchasing real estate in at the momen.

I am hoping to purchase at least 2 propertie by the end of this year, each producing cash flow every month. Is this a good goal for a beginner or should I shift fire and go for more or less?

I have located numerous properties In Pensacola Florida which will produce cash flow. My only issue is that I have no money, am just now building my credit, and my parents think I am crasy so they won't help me. What do you suggest I do about geting the financing to purchase the properties.
