I have read about second mortgage foreclosing bu I don't actually understand how or why they would considering that they are not first position?

So, it is beneficial to let a home go to Sheriff Auction because the foreclosure process cleans out any liens, right?

What might be some remaining attachments to the title after foreclosure in NY?

So, in NY a foreclosure auction must be noticed in local papers, right? I see the legals in the paper and there are tons of them (foreclosure, tax, etc..), but do any of the papers list the legals on their site? Does not appear to eb the case in upstate NY.

Just trying not to have to buy a slew of papers to get the notices.

I just got done reading the article pertinaing to capturing ALL of the costs incurred when trying to flip a home.

Do any of you know if there is an excel sheet set up here that captures these costs? Just something general you may use to do a quick and dirty analysis?

I know this has probably been asked thousand time here, but I figured I wuld ask again.

There is a Pledge Floor Finish product I buy at Walmart after I clean with Bruce cleaner and possibly some ammonia solution, but make sure it is only damp at best. I also use a shopvac to get all the hair, dirt, and sand before application of the floor finish.

The Pledge is actually not slick, but looks nice and shiny when dry.

I am starting small with Single family homes to get more expereince with relatively smaller risk. Eventually I would like to increase my rental holdings for a steady chashflow.

I'm not sure what everybody elses situation is, but I work full-time as an Engineer while trying to start my business.

How do you full time workers find time to locate decent properties? I know that just searching the internet won't work to find properties well below ARV.

Any secrets out there, ha?
