St. Louis is great for those that are looking for rental properties that cash flow well.  As other's have stated, north county, south city, and parts of st. Charles have great opportunities.

I'm familiar with IRS tax liens after foreclosure auction, they have a right of redemption for 4 months, then they are clear.  What happens in the state of Missouri with Unpaid State DOR income tax liens against the previous homeowner for the property that is sold?  I'm looking at one with approx. $12k in state tax liens.  Thank you!

Has anyone had success suing a buyer for breach of contact(not closing) on a single family home sale?  Based ony research I can sue for holding cost and loss of sold for less than was agreed upon for first sale that fell through.

I have a friend of a friend that is needing to short sale his condo.

He currently has a 1st, 2nd and 3rd mortgage.  And between the 3 owes more than it is worth.  I would possibly be interested in purchasing for what he owes on the 1st.

How would I go about getting this done if he has not listed the home?  The 1st is with US BANK.

Property is in as-is condition, needs a full rehab.  I would be able to pay cash for the property.   Just not sure if banks would negotiate if the property has not been listed.

Based on my research so far, it does not look like the Dept of Revenue Liens attach to the property.  Im going to consult with an attorney today to confirm.

There is a property im looking to bid on next week, on the courthouse steps.

I did a chain of title and all looks good. But I found on casenet tax liens for $48,000 and garnishments against the current owners. One from the department of revenue. And an HOA lien for three years of dues. The Dept of revenue lien is from a different county in the State. Would this lien attach to the property if I picked it up?

Im sorry that did not post as it looked when I pasted the info.  Basically they built the house,  sold it, and the next owners were foreclosed on , and it was bought again after that.
