Congrats!!!!!!!!!!!! yes, staging does work...people like to have some idea of how a property could look. Funny actually as they usually have such different furniture themselves. However, along with a new home many purchase new furniture so you could also offer furniture packages and even get a deal going with a furniture dealer....get a little % if the buyers want the whole package.

Welcome, I just left the Noho/Springfield area for Vegas this winter. Will be back often as family lives in Greenfield MA and VT. Everyone out here thinks I have a Boston accent. They just don't understand the difference between the I91 corridor and Eastern MA.

Well I decided to pass..I ran some figures and considered the time required and realized it would cross into the time I need for another couple of projects. If I had outright buyers it would have been a quick sale butttttt I was feeling rushed. A quick learning experience on 1bdm 1bths though and for that I am grateful to you all for you advice.
Now on to the next project :)

Thanks everyone for your advice..thought I'd make it to the park today but having to devote atttention to a commercial project instead. I do have some folks interested in purchasing as is, so that would be great seeings how I paid nothing.

Thanks Jon and Terry for you input. I was offered 60 days free rent but can negotiate more. I am also going to barter one of the mobiles for services from my maintenence guy.
If these weren't free I probably wouldn't bother but I have a couple of rooms of furniture that I may furnish the mobile with, stage it so to speak and well see how it goes. It's saving me from having to pay for storage on furniture I don't need anyway. The new tenent/owner can buy for an increase in price or I can remove it and put it in the next home.
Let ya know how it goes I'll do another walk through tomorrow and play with the numbers.

I have an offer and am trying to decide if this is a good deal or not. I was offered "FREE" 3 small mobiles. they are in 55+ pks which I have not worked with before. They are 1bd 1bth which I know is not a favorite. One needs minor electrical work and the other two are cosmetics. The lot rent is 368 in a nice well kept park.
I am still getting used to park rents in Vegas, some are 550. I'm used to 250-280 back in New England. Anyway, I know these are not that profitable but at the same time my heart has always said do well in an area and give back to the community/or those less fortunate. I have a soft spot for the elderly and think with the higher lot rents 1 bd, 1bth is all most of them want or need unless they have families that visit often. Help me see clearly here folks.
Again the 3 mobiles are being given to me by the propety manager which says a lot. :wink:
