Hello BP,

My wife and 7 y.o. son want to use the association pool while our Manchester, NH condo is getting ready for our new tenant who is moving in this weekend.

To our surprise, the association president/lifeguard told us that non-resident condo owners are NOT ALLOWED to use the pool.  My wife politely explained that we are currently between tenants but the president simply stated "City rules".  Now, I checked the Manchester, NH website for this rule and cannot find it.  One of my tenants is a NH state judge, so I'll get more legal help after 5pm.  In the meantime, can someone please tell me whether this whole situation makes any sense?

Ironically, residents are allowed to bring two guests to the pool at any time!

Great opportunity for my son to learn the power dynamics of condo associations, though. He is reeeaaallly disappointed and now wants to be an association president when he grows up. :)

I stopped looking for investments properties in New Hampshire a couple of years ago: positive cash flow is just not there anymore. Renovating and expanding my house north of Boston instead.  And learning all about Blockchain and cryptocurrencies :).

Evicting a tenant is a lot easier in NH: 4-5 weeks and $150-300.

In Mass, you may spent 6 months and $20K to do it.

One of my properties is 40 minutes away. I haven't been to that property in two years. The only reason I had to visit it recently was because my tenant moved to Silicon Valley. Collected two rents for that month, so the trip was worth it.
