Hello everyone,

I am relatively new to probate investing and have a lead that just came in from my direct mail campaign that I'm not sure what to do with.  

The executor of thee state is ready to sell and is very motivated, but she told me that the inventory for the estate had not yet been filed.  Do I need to wait for this to happen before I can sign a contract?  This lead is in Ohio, FYI.

The seller/executor has agreed to a price around 50 cents on the dollar, but I'm unsure if I can proceed or if I need to wait for the inventory to be filed.

Any help would be appreciated.  Like I mentioned- I am new to probate investing so this is all unfamiliar territory for me.

Hello everyone,

I am about to put my first property under contract to wholesale but I have a question.

The property is a probate lead and I am dealing with one of the executors of the estate (the son of the deceased).  His sister is a co-executor.  Do I need to have both sign the contract or just one?

Thanks so much for any help.  I am going tomorrow to get the contract signed- wish me luck!
