I started doing my own research and pretty much found negative comments online, but thought I should research elsewhere. I started by calling the state of California to confirm the legitimacy of the company and everything cleared. Next, I asked to meet the family that was in need of the home. During the meet and greet I learned a lot about the family and felt more confident that what I was getting involved with was legit. Of course, I was still concerned about the possibility of late or missed rent but luckily I worked out a deal with ALE where they paid me 2x the security deposit along with 3 months rent pre-paid. This made the decision a no brainer.
As of today, I haven't had any issues with the tenants or the insurance company. The account is always pre-paid for 3 months which gives me peace of mind.
As long as you feel comfortable with the future tenants and negotiate a deal with little risk to you, I would say go for it. It is the easiest money I have ever made! This is definitely a lucrative niche in REI.

What other insurance pay and have insurace for any repairs or do they do work and thru their insurace do the lease direct with insurace and what does a pay with all utilities or what covers

Had Insurance thru Mercury a Commercial account with 6 sfr properties and have been canceled because of safety issue . and was fixed but not in the time frame they wanted. and they canceled me completely. no claims in the 15 yrs I been with them and they just dropped me like that. need to get insurance that won't cost me an arm and a leg. any help would be appreciated.

Have a problem from the landlord help program they made check to tenant instead of landlord .. tenant was paying partial and was supposed. to pay me with that relief program. Tenant lives in property paying the rent but not the arrears .. what is my course of action to collect the back rent owed.

Have a tenant who has not paid the full rent due to Covid-19.. Military family andHusband died early last year of heart complications. Veteran . Wife is also a Veteran with 3 kids one in College now . She has been renting over 3 yrs now. On rental contract states no pets. And now come to find out has like 4 or more cats on premises .. indoor cats. Found out when her AC went out and had it fixed. The property smelled like cat urine throughout the home. Can I evict them due to unhealthy situation. Also has late water bill and city wants to attach it to my Home thru a lien. ( water bill is aprox. $400)
She gave me a verbal notice that she was moving out June 2020. But supposedly due to Covid she did not. And now forward a 1yr+ and still has not moved out. Any suggestions
