Let's say I need 200k down to close a construction loan of 2 million. Some can fund the money down portion so that I don't need to put money into the project and can focus on building/developing.

iCap Equity is decent but they require 500k minimum investment. They seek around 30% returns annually.

The investment proposal is to build 4 town homes in the Central District of Seattle. This investment is a great opportunity as permits are pending issuance.
- The purchase price of the property is $970,000
- The lot size is approximately 111 by 60’ totaling 6,924 sq ft and is zoned LR2. The site is located on the corner of 28th and Charles St..
- The property is conveniently located near a variety of amenities, schools and has easy access to I-90.

Seattle new construction. Partner with an experienced builder. Get no money down financing from a hard money lender with differed interest so you only pay for points up front. You're now making 100%+ a year returns not doing any work.
