I have a rental in Brookside and am getting $2100. It is a 3 bed / 2 bath, ~1750 sq ft with washer / dryer and updated HVAC. Very similar to yours (minus a bedroom). You could definitely ask for more and see how it goes.

@Alex Olson - this has definitely been my best deal to date. It needs some work and the tenants I inherited are under market rent but it is a great location in central Hyde Park. This is the deal that is getting me much more excited about real estate as an asset class!
