Hello Investors!

I am looking for ways to calculate a MAO for a potential flip property when I cannot find any newly remodeled comps within the market area. There are comps of older homes needing updates or move-in ready which maybe had a newer kitchen within the last 5-7 years and other updates, but not a full remodel.

Can anyone tell me the typical rehabber cost to fully replacing a septic system for a 2 bedroom and a 4 bedroom house? Northampton county, Pennsylvania.
