Hi,
I would consider myself a part-time investor. As a way to increase my knowledge and put a little more money in my pocket when making deals I was looking into getting a Real Estate Agent license in my area.
As far as I know it is required that I hang my license with a brokerage. I was planning on mostly doing deals for myself so I don't need a big support network or anything like that. I was wondering if someone might have a suggestion for my somewhat unique situation (lowest fees and reliability would be key)

This is very helpful, thank you! Just to clarify, my management fees for the new property could be deducted from another property I own in the area, but things such as a roof and new appliances could not be depreciated until I put it into service?

Hi All,
I haven't come across an answer to this specific instance. In 2015 I purchased a run down multi-family property. I have been renovating it, putting in ~30k in 2015. Now in 2016 we will soon be renting out the units. For all of 2015, however, the building remained vacant.
I'm wondering if I can count the depreciation expenses from 2015 in that year, and if not, can they be carried over to 2016?

It is the street side shut off valve.
And to answer your other two questions we haven't been able to get water turned on at the property because of the broken valve.
Due to this we haven't been able to move in tenants for the past 2 months. I am thinking I might have to sue the water department soon...

I have spent the last TWO months dealing with the KC Water Services company. The Water shutoff valve in the front of my new property is completely broken and needs to be dug up and fixed.
I've spent days trying to get people out to fix it. So far they have sent several supervisors, but no one to do the actual work. I was wondering if anyone has ever been in a similar situaion and wondering what you did to fix the issue when dealing with a Gov. Organization.

Saw this a little late, but I moved to KC about 2 years ago and have acquired a couple multi-family properties since them. I have a pretty good in team in place from searching out deals, to completing work, to managing tenants. Let me know if you're still looking for additional input.
