Hello Everyone,

I'm in the Dallas area and had a question on interest rate vs. rent
With interest rates poised to go up in the very near future (highly likely to happen) how does one think about rental value.
That is, with increasing interest rates, cash flow just gets tighter. Does rental value go up with increase in interest rate so investors have the same (or similar) cash flow?
I was not in the market when we had higher interest rates, so I'm not sure how this works.

How do we think about this? Or is this just wishful thinking on my part that rent will go up as interest rates go up :-)

Did some driving around Fort Worth, near 170 (alliance corridor) today through Tehama Ridge and Sandera Ranch neighborhoods.

I plan to drive through Emerald Park and Sunset communities next weekend.

Does anyone have a sense of how these communities rent? And any other communities around there worth investigating?

Neal - I'm looking for houses within my price range that I've set. I've driven around the city I want to buy in to determine which communities to watch for. I base it on pictures, price per sqft, and trying to get a variety - some at lower end, some higher and some middle of price range.

Ned - thanks - you are right - it does take a while to understand what types of homes are available in my price range and in the location I'm looking at.

This is my first time looking for an investment home. I started looking at homes this past couple of weeks. This weekend I saw 15 homes and have not made any offers. I plan to view more. How many is too many ?

Some made positive cash flow on my analysis but just did not feel right - for example: one had an tall electric pole in view which I'm sure will deter renters and future buyers, 3 or 4 of them backed into a busy road, etc... Some were ok but just did not work for us.

I wondered to myself if I'm treating this process as if I'm going to be living in it and looking for something perfect ! 

How does one pick an investment home  (and quickly) from a large set?

Thanks @Russell Brazil - I do have one lender that I spoke to - my first time with him. He does seem like someone who will see the transaction through. He's quoting a 4.625% on a 20% down and $200K loan and $5K in closing costs on a 30 yr. I'm wondering if he can do better.
