Does anybody know what kind of cap rate banks are giving in the philadelphia PA area for commercial Residential properties?

Hi Laura- I'm in similar shoes as you are and was curious what you ended up doing. How did you structure your legal paper (Promissory note etc...)?

I'm in similar shoes as you are Derek. I'm trying to also decide when is best to sell and stumbled on your post. I think from a strictly numbers perspective your current opportunity ROI is 5.2% a year ((($540 + $ 480)*12)/ 235K. 235K is the approx. average equity you have.) Then the question is can you get a better return with your 235K somewhere else? Or should you Refi and invest the equity you have built up? or get a HELOC and use that proceed to invest?.... Good luck :)
(On a different note- I love multi units because you have a lower percentage of being 100% vacant relative to SFR... )
