Hi Jake! I live in the southtowns of Buffalo and my husband is a farmer. I have invested in several duplexes in rural towns and in farm land. I'd be interested to hear what rural areas of buffalo you are looking into?

Last year I had experience acquiring land from the U.S. Marshalls. It wasn't bought from an auction but was listed with a realtor. It was an extremely difficult, long process. The parcel was land locked and no matter which way we explained they could not understand. We received documents that stated three different amounts for acreage. One survey showed a grocery store was included on the parcel and it ended up being in a 99 year lease. It took lots of time and attorney fees to actually close on the property. If you go this route I hope you have a much better experience than we did! Another auction I can recommend is the Department of Transportation auctions. They auction off surplus land. I've only experienced the ones in Buffalo and there was also only one bidder for each parcel. Process was still long but a lot smoother.

I see no problem with them moving in early if you can amend lease and they will pay for those 8 days. I would recommend setting up a separate lease for those 8 days or amend your lease to start 8 days earlier. Something should be in place though.  I would definitely charge because once you give one thing away for free they will come back for more. You could do a discount but I would at least charge something.

I would do it. I received degrees in accounting and finance. I no longer work in public accounting but now as a property Manager and small time investor. My degree still has tremendous value to me because I can easily do bookkeeping, budgeting and prepare financial statements for the rentals. The knowledge I received from my degree has also assisted in my personal finance as well. There is day to day value. I agree with the person above that one point is having W-2 income to show to lenders. There are lots of jobs you can get with an accounting or business degree. When I was a senior in college the chief of police came in and almost begged us to apply for his candidate program. He said he doesn't want people with a criminal justice degree because they would learn that in his free program. He wanted someone who had unique skills from other officers and he saw value in accounting. So not all accounting degree jobs are visors and calculators but if you find a degree that can be used for your real estate, an interesting W-2 job you'll like, and knowledge can be used in your day to day life I would say there would be tremendous value in going to school for an 80% discount.

Hello Everyone! It's about time I did my introduction post. I joined BP several months ago and recently upgraded to pro. I find myself scrolling the forums any chance I get and wanted to have access to everything BP has to offer. I'm 28 years old and I work full time for a real estate investor outside of Buffalo, NY. I manage his residential and commercial properties. We just broke ground a couple weeks ago on our first new development of apartments. Very exciting time! I took the plunge three years ago to become an investor myself and bought my first duplex. Since then I've acquired four more duplexes and a single family rental. I wouldn't consider myself a newbie but still have a tremendous amount to learn. I am interested in creative financing options and networking with local real estate investors of any level. I'm a mom of three boys under the age of four so making time to network hasn't always been a priority. I am eager to learn more and believe there is so much value in listening to someone's first hand experience since there is no by the book in real estate. Whether their experience turned out good or bad I can learn from it. I would be interested in investor meet ups in buffalo if anyone knows of any or just chatting here on BP. Thanks!
