@Matthew Paul I am not saying the seller isn't smart enough to know what he has, he just may be in a situation that will not allow him to be a landlord at this time, or maybe he does not want to deal with the hassle of being a landlord. 

@Brent Coombs Sometimes it can be as simple as not being able to get a mortgage today, but maybe in 6-12 months, you will be able to. I can't say that I know anything that says you are wrong, as I am completely new to all of this. I saw a FSBO in my backyard, many investors say FSBO's are great leads, and I simply wanted advice as to how to proceed. Again, I do not know much about all that you mentioned above, I am still learning and wanted to take action so that I don't get stuck in information overload.

I appreciate all of the input and everyone taking the time to respond to my post. I was acting on the notion that if I find a deal, then the buyer would be no problem if you do in fact have a good deal. Some say build your buyers list first, other's say it's not the most important thing to worry about. 

I was told BP was a great community for support and advice, so I just wanted to put myself out there and hear what you guys had to say. I am truly grateful!

Now if the seller is of that stature do you think he smart enough to know what he has .

Thanks everyone for your input! I was considering going the lease option or seller financing route to get a tenant in there. These of course all depend on the situation the owner is in. I know that this neighborhood is very prestigious and people of a certain stature WANT to live here. It's a master planned community and has everything you need including high paying jobs. I figured I could get the house on terms and make a profit from the option fee and possibly monthly cash flow, then money from the sale at the end of the option of the tenant chose to exercise the option to buy. Again, thanks so much for all of your input!

Happy Monday BP community! 

I just received a voicemail from someone who only identified himself by his first name, asking if I was still wholesaling and had any deals. I am not sure how he got my number as I've only started an Instagram Page and placed an "I buy houses cash" ad on Craigslist a couple weeks ago. I never mentioned the term wholesaling. I am not sure how to address this call when I return it. Has anyone else experienced this? What type of questions should I ask him? I don't have any deals, but if he is a buyer I don't want to scare him away lol

Good morning BP! I found a million dollar FSBO on my way home from work and I want to make my first call to the owners. Im so nervous!!!! I feel like I'm on information overload and will freeze up if they actually decide to meet with me. I'm I biting off more than I can chew for my first time or is this a great way to practice calling owners? My fear is not being rejected but actually the possibility of it turning into a deal. I know it's a numbers game and I may not be so lucky on my first try but I have that lingering "what if"?
