Chad Nagel....great input. I was thinking down payment and finance rest at higher sales price and higher interest rate....no balloon. This way I have more positive cash flow for a longer period of time. Foreclosure is always a possibility which is why I would prefer to do this on raw land (usually easier eviction process) but I am considering this on single family units as well.

Hey all, My name is Ashley and I am looking to start investing in reale state again. I say again as I have had a rental property before but it was for equity and not cash flow. I am trying to learn about the cash flow mindset and look forward to learning more from each of you!

Seasoned investors....which type of residential investment do you prefer? Single family, multi family, condos, etc? I would love to hear your thoughts on the pros and cons of your preference.

Hey guys and Gals... I have dabbled in the rental market before while in the military but it was for equity and not cash flow. I am now trying to get in to the cash flow mindset and I am looking at different strategies.  One strategy is buying a property for cash and simply doing a Deed for Title and owner financing the sell. This way I do not have to worry about maintenance as much and it becomes 100% cash flow. Also, really looking at raw land deals for this.  I am in the Knoxville, TN area and was wondering if anyone around here has any experience with this? I would love to get some initial help understanding the laws and pitfalls of this strategy. Any assistance is always appreciated.
