@Bri Hall I am A managing partner at a company that facilitates full-scale flipping, lending, development and portfolio acquisition amongst other things. I would love to connect and discuss further how we would be able to assist. We have a great deal of resources, especially in Georgia, Texas, and Florida when it comes to things like construction, development, etc.

Do your due diligence, ask the creditors or evicting entity the details of the eviction, how much was due, why did it happen, and was the amount owed satisfied? If not, why not? Was it a collection for small claims, or was this big boy court exceeding $3600? Ask the applicant this too, and if they have paid, ask for proof or a receipt. Sometimes people get into a bad rental situation, it's not always on them, but typically it's their fault.

Ask the property owner what their comfortable with. It's ultimately up to them, take that risk off of your plate and pass it along if possible.

Offer a solution to the owner for a larger deposit amount, this can vary depending upon the situation and risk evaluation, but typically you would say at least double the deposit amount, plus first and last months rent before moving in. But this does depend upon your contract, you may need to add an addendum clause for this.

More due diligence and follow up, does this person have a job that's consistent for at least a year? Is their pay consistent? Do they have any other debt or evictions? Or was this an isolated incident?  Do they have a family that depends on them for stability? 

Ultimately, every applicant is a risk in one was or another, no one is 100% guaranteed or qualified, you could have the best applicant on paper screw you over, or even pass away, you just need to do research and use common sense in my experience. Hope this helps.
