That's all quiet interesting. While that offer is enticing, I was just pointing out some points of interest within your post. You can certainly underwrite and estimate, but simply put, until cash is "flowing" there's no "actual" cash flow, only theoretical Cash

 With all due respect, how do you have positive cash flow on something that has yet to bring in any revenue Ted? You hope that it will be profitable of course, but until you fill those units and start collecting rent, you don't have a revenue stream yet, it's just an investment that you've put quite a bit of money into it sounds like with rehab and renovations...

@Jesse Lewis zoning classification is your first concern, but let's be real here, we're in MS, this isn't California, no one wants to camp on 5 acres, they will go to a national park or camping area, same goes for hunting or shooting range, because of things like deer camp everywhere in proximity. Farmers don't rent ag land, they buy it, and it usually takes years of farming to get land to be ready for crop usage realistically, and those raising animals out here, they do that on their own land as well... @Jay Hinrichs Great insight. That can be an issue in the wrong area and the ROI really has to make sense.

There are some good neighborhoods where those things won't happen but you really have to know your way around Jackson and have a good, honest, trustworthy PM that's willing to keep up on everything to be sure that doesn't happen.

@Jay Hinrichs, from someone that is in the area, there are pockets of areas aside from there that are a great ROI. Additionally if you have a good PM Company, then you don't have to worry about that being an issue. That's part of the reason why we advise investors from prepurchase through to management, you are 100% correct in that you can get into a very bad situation if you don't know what or where to buy.

Do you self manage all of your properties here?

Great points, and spot on! I certainly have a Brokerage associated with my assistance thankfully.

I have noticed very similar things about the area for sure. Rankin and Madison Counties are easily managed while Hinds can be tricky if you get into the wrong area and do not know it well. It can also be quite lucrative if you purchase right.

It sounds like you got out at a good time. I hope you got a beneficial deal for your portfolio.
