Hi All, I'm here in Charlotte, NC and I need help in my ask to a private money lender. There's a 3/1 ranch about 23 miles outside of the city. I want to move it to a lot about 10 minutes outside of downtown Charlotte. Once moved, an 8 minute walk to the nearest bus station. A great move as an AirBnB or rental by the room. I believe I easily can clear $1800-$2000 a month after expenses. The numbers are below. If I can find private money, what should be my offer as far as a return on their money after a cash out re-fi? 3, 4, 5 %? House $35k, House Movers $28k, Lot $9800, Renovations/Repairs $25,000, Tree Removal on Lot $6,000. Also, if you know of any PML in Charlotte, please send them my way. TIA

Thanks Teri. What I'm after is once I move the house, wait the 6 or 12 months, can I do a cash out refinance. I'm going to need to raise the money to do the project. I want to do the cash out refi to pay my lender.

Hi All, I'd like to know whether a moved house can be re-financed in the same manner as a house already in place. There's a 3/1 ranch for $25k located 23 miles outside of my city. If I move it, can I refi it later after the typical 6-12 months (depending on the lender) or will it be treated like new construction, which I believe would need to sit a lot longer before a refi?

is the time you spend on your business tax deductible?  I understand mileage, office supplies, business-related lunches, etc. but what about hours? I heard of you spend 750 hours during the year, you can deduct up to $25,000.

Can anyone recommend a lender in NC that is familiar with the delayed financing exemption? I've asked the two lenders that I know and neither are familiar with this option.  TIA

Hi All.  I was just told by a mortgage lender that in order to utilize this option that 100% of  the funds have to be gifted AND you have to wait 90 days to cash out.  Is that true?  Anyone have a link to a resource I can send him?

Hi All, forgive me if this topic is located under another thread or is a stupid idea.  I thought about starting a business where I connect with potential real estate investors that wish to invest outside of their home states.  I would travel to the state where the potential property is located and report back to the investor with a thorough analysis of the potential property for a fee.  I feel it solves the issue of saving the client time and providing some level of security when considering properties outside of their backyard.  Which pros/cons of this business idea should be considered?
