Welcome to SA! I'm new here as well. I started my investing journey via VA loans. I have three rentals and one primary residence. Three of them are VA loans. This will probably be your "lowest entry" route.

And when you buy, focus on multifamily. I just received my license and reports show that more multifamilies are being built, but they sit on the market longer. There is an opportunity to seek there.

Keep educating yourself and get yourself ready to take your first step. There is also a local Active Duty Passive Income group here. Check them out on Facebook and join the next meetup. You have a great community here cheering you on!

Thank you for the information! I actually do not have a Facebook, but might consider getting it to connect with the group. I think it’ll definitely help to have as another networking avenue, in addition to the face-to-face networking.

The BP community has also been a tremendous help, thus far. I see so many examples of people getting their first deals, and I will be one of them by 2023.

ADPI has monthly meetups on 4th Saturdays, 10 am at Chicken N Pickle.

When I get the next meeting info, I'll send it to you.

Hi Ruben!

Great work on going live with your first deal! And yes, I am focused on education at this stage until my DD214 arrives and hopefully I qualify for VA loan. If not, next thing is qualifying for FHA or any other loan.

I will have paid down all debt by March and will be using W-2, 1099, and VA Rating Income for down Payment. I am also looking to go live by Summer 2023, and house hack a multifamily and use BRRRR method.

I’m also networking just in case if I can’t do the first deal on my own, I’ll be able to partner.

Definitely focus a lot of your energy on relationship building too. Your network is huge when doing real estate deals, especially the first few. People can point you in the right direction, help you out on a deal, or even get you a new deal. Yes, I am new to the SATX market, and that has been a lot of what I am doing for both my business and with real estate, is just primarily going to events and connecting with people (agents, lenders, buyers, sellers, etc.)

I have mostly looked at the meetups on BP, but will also look into the ones on the Meetup and Eventbrite apps.

Do not forget to look into other loan programs as well where SE seasonig is not a factor, You have the DSCR program, Bank Statment program, and No Ratio programs. They do require a little more down than 3.5% like FHA. But they can be done for 10%-15% down and in some cases can get you into a rental sooner than later.

You also do not need 2 full years for VA & FHA there are loopholes.

Yes! I have looked into that, as well, am working to save up for a down payment, as most of savings has gone into building my business.

I will look into more research for the loopholes with the VA & FHA options, also.

I think utilizing the VA loan to get into multi-family investing is hands down one of the best starting points out there.

I would definitely look into getting pre-approved for a VA loan.

Aside from that, keep doing what you are doing. Network, talk to other investors, spend time on this forum, watch youtube videos, read books, the more knowledge and understanding of what is involved the better!

In addition to that I would also work on optimizing your finances as best as possible because this is only going to help. Is there debt that needs to be paid off to improve your credit and your pre-approval amount? Do you have money saved up for costs associated with buying and owning a property?


Hello Frank! Thank you for the tips! And yes, I am going through the final stages of paying off the remainder of my debt which is just a little over $10K and will be done with that by late December or January.

For savings and investments, I just have my Money Market and Roth IRA, and will be continuing to build that back up once my debt is paid.

My credit score right now is in the high 670s, and by December/January it will be up again. For now, it is mostly like you said going to be networking/partnering, increasing my business income from my LLC, and constant education on how to go about my RE Investment strategy.

Hey Nathan, and thank you so much for the advice!

Currently, I am undergoing my education the BP podcasts (Real Estate & Rookie), BP YouTube Channel, and the books to build a better foundation.

Right now, it is just getting my priorities in order. I have my goal set, and I will be driving for dollars and networking/partnering in the beginning to gain my first deal.

I have set a goal to get my first deal by Feb. 1st.
