Hey there! I'm a new investor seeking to purchase my first property and 'house hack'. Within the Atlanta market, their seems to be minimum availability to purchase a MFR that is move in ready or cosmetic only rehab. I have only been searching since Dec 2016 but just starting to get a little discouraged on finding a good property before my approval deadline is up in March 2016. Of course I am working with a realtor and have connections with wholesalers but I'm told Atlanta really isn't a big 'MFR' market and many who did purchase them years ago, are holding on to them for many reasons including positively cash flowing, etc. Any advice to consider on my continued search?

Hi!!! Anyone had any success/ experiences house hacking in the perimeter of ATL or maybe 15-20min outside the perimeter? If so, what areas? How did you find your property? I'm a new investor seeking to purchase my first property and there has been much inventory since Dec 2016 I have been looking. I will be house hacking to get out of my rental situation. What are your thoughts? Thanks

Hi!!! What areas are people finding MFRs that are close to or within the perimeter of Atlanta. Seems that since December, the Pickens have been slim on the MLS.. Seems that's wholesalers don't have available inventory as well. Your feedback is welcomed to help me figure this out. Thanks

Kevin Polite Im seeking to buy and hold. I can message you more deets but it does have good avg rental rates that's one of the reason I considered. But I would really have to buy at a good price.

Kevin Polite Thanks! It's in the zip code 30349 and it's on the Clayton county side. Newer homes built since 1990 are in the area. I have been to visit the property Day and night and it was very quiet. So I was a little shocked to hear the news about not investing. I did read a recent article that in July 2016 the county did get its school accreditation back and it's continuing to work hard on keeping it. Is their any positive development you know of that will increase home values overtime? I know it's not moving at the rate of Fulton and dekalb county but I'm hoping to see/hear about some new developments.

Sooo I found a MFR Duplex in Clayton County off Old National in College Park that I liked. However, after reading many forum threads posts, I saw that many investors stay away from this county. I'm a newbie to this area so unfamiliar with the back happenings of what has caused many to stay away. My thinking is if seasoned investors stay away then this may not be a good buy for a newbie investor seeking to 'house hack' to consider as my first property. Your feedback is welcomed!
