I can see both points. But in a way by splitting off the duplex it may allow a first time home buyer to live in one and rent the other so that may be a good thing. I know I would have bought it when I was younger and looking to get into the market. In fact my first buy was a duplex in normal heights that is very similar in size to the one I am looking to sell. Thanks again for the input and help. I'll update this post as I go through the process. 

Thank you for explaining the process. I am not sure if it's in what they consider a transit zone. It's on 20th and G st next to the east village. I was hoping with the new codes things would be easier, but I will need to go down there and figure out the next steps. The price may be worth is as I would like to sell one of the buildings. 

I have a lot in Sherman heights on a corner. The 4 plex is on the actual corner and the duplex is on one of the roads. Both have frontage to the street and neither has parking off street. The 4 plex and the duplex each have their own water lines with separate bills. 4 plex has 4 electric meters and duplex has 2 meters. Is it possible to split them? They are separate buildings with about 15 feet between them. Thanks for advice!

Hi, I am reading these replies from a couple of years ago. I believe the code may have changed. I have a property in Sherman heights with a duplex on one frontage and the 4plex on the other road. Both already have their own seperate water supply and each has won electric meters. What would it take to split the lot?
