I am a Realtor licensed in Michigan. There is a portion of our data input form, used to submit data to MLS, that says, "Public Viewable? Yes or No". I guess if "No" were selected it could be considered "hidden". I don't know anyone who selects no. I could see someone using that option to keep a public figure's home from being viewed on Trulia or Zillow. I guess this feature would only be used for privacy for the seller.

Only thing I can think of.

Hey Zachary,

A good way to find an agent with specific qualifications is to use a referral service. Many agents are part of networks who find and qualify agents for you. I am a Realtor in Michigan. I am part of this type of network. My network works with three agencies in your area.

If you have a friend or family member who is an agent, ask them to refer you to someone who can help you out. They will get a referral fee for sending you to a more qualified agent. Don't let just anyone tell you they can provide you with the expertise you need. Ask for past transactions and references.

The best way without going through a network is to look at listings in the area of the types of properties you are interested in. If you notice that one agent in particular is the listing agent for many of those properties, they might be a good person to get in touch with.

Don't worry about being rude. The offer is dictated by the market. Making a market offer is not rude. I submitted an on Friday for a client that didn't get a response, no counter offer. I suppose the seller thought it was rude but, the offer was fair considering the market. The market dictates the selling price, always.

I would say credit, if they can get financing. The biggest problem buy and hold owners run into is lack of credit. The more properties you buy the harder it gets to find financing.

Buying on credit increases you cash on cash return. Using financing allows you to maximize your gains.

In addition to Deborah B.'s point, I think your comps are high. 724 and 727 each sold for $60,000 in August. Based on the public records of surrounding houses, it doesn't seem to me that $100k is probable.

Not sure if this is the case but, it is really tough to get buyers interested in property that is the first in the area to be rehabbed.

Hi Jay,

If you're a Realtor, make sure you have her sign a waiver stating that she understands the offer is below market value. This will CYA in case their a heirs that start asking questions after the fact.

It sounds like a great deal to me. Why does she want out?
