Post: Duplex or Rehab?

First post!

I am 26, about to graduate with a BS in Computer Science, and living in Portland, OR. I have the great fortune of having an attorney for a father and an aunt that is a CPA.

I am interested in getting started in REI (obviously). I have some cash saved (5k) and plan on joining a local REI club to network. Basically, I am trying to create a plan on how and where I want to go. But first I need a starter deal. I've narrowed down my first deal to either a owner occupied duplex or a FHA financed rehab. Any advice that would to sway me one way or another? Both deals I would be living in for at least a year. I just moved from Boise, ID and the Portland market is brand new to me.
