Hi everyone, I am a newer investor with 4 STR/MTR units and looking to scale.
Has anyone operated STR/MTR units in a small commercial building? For example, a building with 12 doors and operating some of the units as MTR/STR and other units as LTRs? Or just all of them as STRs or MTRs.
I understand it depends on the township, and when I look up certain ordinances it seems they only address residential buildings ( 1-4 units) needing a permit, primary residence, etc.
Wanted to see if anyone out here has had experience. It seems you may have to change zoning to be able to operate STRs out of a commercial building?

Hi everyone, I am a new investor in the area. I currently own a 2 family that I closed on last year as a house hack. I am looking to do my next house hack.
I want to expand my search and potentially look into single family properties as a house hack. I have been looking at 2 level single family homes. My plan would be to rent the whole 1st floor or 2nd floor (depending on house layout) exclusively as STRs. After reading some occupancy laws in the area, it seems if it falls within the STR guidelines in that township, that would be okay.
Has anyone had any experience in doing this? Renting out a whole floor in a single family residence as STR? And if I wanted to put up a drywall to separate the spaces but both spaces still have two means of egress - where can I see if that is okay in that township? Trying to see what my limits are with a single family residence and separating for privacy reasons.

Has anyone used or is very well-versed with the VA renovation loan? I have some strategies I am thinking of utilizing but would love to talk to someone with knowledge of the process, or the experience.
I am new to real estate and this would be my first purchase. I have been talking to lenders regarding this but would like to speak to someone on this platform.
