Hey guys I am new to this. I currently have a property rented for $1700/month. I am looking to sell the property and was considering a lease option. The P&I and taxes run $1516/month. Can someone help me create a lease option ad to run on craigslist? Any information or help would be appreciated.

I forgot to mention that the new tenants just got the keys on thursday.

What would you do if the refrigerator in your rental went out and the tenant just bought about $200 of groceries and they all spoiled? Would you reimburse the tenants for the groceries?

Since they are expecting in May, I told them that they can stay until the end of July. I will begin looking for new tenants in May for a move in date of August 1.

maybe I can ask them to leave for an hour or so on the days that I am going to show the place.

The orginal lease runs until June 30,2008. They got pregnant and are expecting in May, hence they don't want to move in June. Maybe I should go month to month with a 45 day notice and raise the rent $100 a month. I know the weather sucks up there right now and that is why I am concerned about leasing until Feb.

I currently have a SFH in Aurora, IL with tenants until June 08. There are wanting to stay past June and are willing to sign until the end of Feb 09. With that being the middle of winter in the Chicagoland area, would you do a lease until then or would you go month to month after June? Obviously if I do the month to month I would want to ask more for rent. Any views would be appreciated!

The property flows about $200 after all expenses. I am just putting that money into a higher interest savings account for now.

Just like the title asks, what do you do with your positive cash flow on each property? Do you use that money to pay more on the principal, do you save/invest that money, or do you use for other things?
