Shiloh,  I appreciate the time you have taken to illustrate this point,  I do see what the difference sound counsel and the impact of using less of my money can have along the journey.  If you know of anyone who may have time/interest in a newbie looking at rentals (buy and hold) please let me know.

Thank you for your perspective.  Have you heard of coaching where they get a percentage of the deal?  Thoughts?

What are the quickest ways to learn?  I am thinking of the coaching route.  What is the typical cost for this approach?

Do you recommend it?
