Shiloh,  I appreciate the time you have taken to illustrate this point,  I do see what the difference sound counsel and the impact of using less of my money can have along the journey.  If you know of anyone who may have time/interest in a newbie looking at rentals (buy and hold) please let me know.

Thanks so much!!!  I like the idea of partnering with someone with more experience.  I am in the Washington DC market, it is pretty desirable and mature so I am open to investing outside the area.  Please let me know if you know someone who may be interested in a newbie tagging along!
