Hello there!

My name is Audrey Skelton and I am an aspiring wholesaler and investor. My husband (Joshua Mentzer) and I have been listening to the BiggerPockets podcasts and reading books for some time now, and we are DYING to get started. We are both accounting undergrads, and I am a bookkeeper for a golf course and he is a cut lister for a custom closet company. While we both like our jobs (excuse my language), we do not like the limited amount of freedom we get each day to do what we really want. Thus, we attended a local meet up in our area (Pensacola, FL), back in January and a few days later, had a serious Driving-for-Dollars session, which led to a list of over one hundred houses in just a few hours! After analyzing the list, we found a handful of potential off-market deals! We found as much information about the owners as we could, but had to put a pause on our new hobby for a few months for the joys, pains, and expenses of life. Now we are ready to get back at it again with vigor, but I wanted to hop on here and introduce ourselves and a ask a question or two before we get started in the coming weeks.

We have not contacted any potential sellers due to the necessary break, but once we do and get a contract with the seller, how should we find buyers? We know the traditional routes, buyers lists, listing it on the forums, advertising, and simply asking, which we'll do of course, but is there anything we will need to do differently or be aware of since this is our first deal?

Since we had three months to think about our next move but no time to commit to do something about it, we are EXTREMELY motivated to start our real estate journey, so any and all advice is greatly appreciated. :)
