@Austin Alexander you are a pro member and can get state specific attorney vetted leases for free from BP. Under tools look for lease package. I don't have anyone fill out an application until they see the property. I do open house style showings as many people flake and I am 2 hours away. I do it usually Friday evenings and Saturday. I schedule every 15 minutes. I have screened through rent prep and Innago. I don't want the responsibility to protect their data. They fill out the forms on the platform and you get the results. I am presently using Innago where you can do the lease signing remotely and collect deposits and rent and schedule maintenance.
I am about to be finish my 1st rental property and will be preparing to find a tenant. I will take any advice on the process, also if you happen to have any good resources for a Lease Agreement or an application, please share. I would love for the application process to be automated as much as possible. Including submission of the application, auto-response once completed, and settnig appointments to view the property.
If you have any good resources yourself, or know of good sites to visit, please share.

Myself and my wife are brand new to rental investing. We had enough cash that we have purchased two properties (3/2 and a mobile home) that we plan to rent. We have LLCd recently and have begun renovating both properties.
I will take any advice that anyone wants to give!! Including good links to videos or other forums that are embedded here. My goal is to take the immediate equity that we have after rehabing both properties and pour it into another one. I have about 9 years left before I can retire from education and this is part of my retirement plan.
What are the financing options to pull money out for our next property? What are some things I should know about screening tenants?
