I am currently in the same situation I recently got back from serving an LDS mission a for two years in the pacific islands and only have 3 months of work under my belt since. Still I have found that it depends on the lender. I spoke with three different lenders at three different banks and credit unions and they all told me it couldn’t be done. So I was working on a seller financing angle when my a real estate agent put me in contact with a lender that “knew her stuff” she was able to pull history from my work before my mission as well as make all my time in college count as a full time job. So my advice would be to shop around. As well as check out mortgage brokers not just banks and credit unions. Best of luck!

I am working on my evaluating 100 different deals before I make my first purchase (I really liked this suggestion) now I have done maybe 20 and found that I’m definitely missing a huge chunk of analyzing these deals. How do we add in the taxes?!? Do you just focus on if you are a pass through entity or no corporation at all put the income on your income tax bracket? Or do you try to do other tax strategies. I’m currently reading Tom wheelrights “tax free wealth” (which I highly recommend) and wanted to know what tax strategies all you pros use. Mahalo for your help!
