I like liberty mutual landlord policies. They are always cheaper than the competitors and I am happy with the coverages. However - they let me know that I reached my max of 4 landlord policies and they will not insure any additional properties going forward... 

What companies or products have you found to be fair priced and decent coverage for single family residence rental properties?

don't worry about the tenants feelings to an extent. If you raise the rent $175/month is it worth it?

If a make ready and new tenant acquisition will cost you less than $2100 then send them a lease renewal and raise the rent. If they move its ok. Your new tenant will make up the difference. 

I use appfolio. We have 250 SFRs that we manage. Its great.
