I manage my own properties, I enjoy it. Once you develop systems, and get the hang of it it isn't that hard.
It all comes down to priorities though. Some people don't want to fuss around making an extra 15%. To me that's a lot of money to spend less than an hour a week texting, calling, and posting ads.

I'm currently 34, but have thought about this topic a lot from the viewpoint of someone who had a privileged upbringing, and how that affected who I have become.
I wouldn't say I grew up rich, in fact we were a decidedly middle class family in a very affluent part of the midwest. I had friends who always had nice cars, or credit cards their parents paid off, but I remember I had the oldest car at school, and boy I let my parents know it.
They bought me my second car, which I still drive to this day, and have helped me many times in the past, but I don't think I asked for anything too outlandish, though compared to some folks whose comments I have read here I was very fortunate.I think the biggest thing they gave me was the knowledge that someone was in my corner. I could make a mistake and they would help me, this allowed me to find my way into rentals. They loaned me the money for my first down payment, and then the second. I showed them my capabilities, and they have expressed that even as I have found success they would lend to me again should I need it for a deal. This is invaluable, and not without strings, it allows me to pursue deals that would otherwise be out of reach.
As they have retired we have discussed their plans, and I have told them that I would rather have $10,000 now than 100,000 in 30 years. I have also told them my number one desire is that they go and enjoy what they spent their life earning. I love seeing them taking cruises, or buying a fishing boat, focusing on themselves when I know they have sacrificed in the past to help me.

I'm a firm believer in "do your best, caulk the rest" and I don't think I I've used 24 tubes in my entire life, I've painted some crappy houses too.

There was a listing here where they put some dumb offer deadline on a way over priced house. No one made an offer, and the agent forgot to take off "Best and final due by May 9th" for a few months. It was fun to look at that every time they lowered the price all June and July.

Follow the letter of the states law. You owe him nothing, he isn't your friend, and he seems to dislike you based on your personal choices so I certainly wouldn't spend a single second worrying about his feelings. Don't provide a reason when he asks, you don't need to (look up state law). State law also doesn't require you to engage in dramatics that may happen.
Keep all communication by mail, or text message so you have records. Keep it brief and to the point with measurable requests "you need to be out of this address on this date at this time" this isn't a discussion, and if it were me I wouldn't go there in person until he's gone, he'll probably be quite angry.

I have noticed this too. There is a very fine line between "helpful" and "self promotion". Often I see something and think it feels pretty self promoty, but is not spam.
Ask a technical question get maybe one reply. Ask about what market is appreciating best for turn key rentals for out of state buyers get at least 10 people saying "Feel free to connect if you have any other questions about X market! :)"
No need for moderator support, just shouting at clouds over here.

As others have said tenants rights apply, you have to follow the old leases until either the tenant resigns "Hey just want to get you on my lease would you read and sign this", or their lease expires.
This guide from the state is pretty useful answering all questions, I've done my best to memorize it.
